"I am so excited for you and look forward to working with you"

Start here. What this program covers, what to expect when joining a new brokerage, and why adaptability matters more than experience. Sets the mindset: learn the process before you take action.

Your quick-reference glossary. Who's who on a transaction, contracts and contingencies, loan types and financing terms, title and HOA vocabulary, inspections, closing terms, and how buyer and seller concessions actually work. Come back to this section any time a term catches you off guard.

The six platforms that run our business - RealScout, Opcity, Fello, Follow Up Boss, Dotloop, and Slack.
What each one is, when you'll use it, and how it fits into your day.

From first contact to signed showing agreement. Claiming and working Opcity leads, the intro script, handling ghosted clients, building your sphere, pond and cash offer leads, plus time blocking and systems that keep you consistent. Includes current Florida market stats and what it means to truly know your market.

Which forms matter and exactly how our contracts get filled out. Key documents explained, addendums, the condo rider and association verification process, our contract policy, LPT compliance forms, and deadline responsibility. This is company policy, not a suggestion.

The exact sequence that runs every time a contract is executed — status updates, FUB notes, the Slack post, all three Dotloop emails, meeting your Transaction Coordinator, and the DA and Compliance checks that clear you to close.

Everything you and your clients need to stay on track from executed contract to closing day. Your buyer and seller checklists, client-facing checklists to hand over, guidance on inspection findings, escrow and cancellation policy, smart questions for listing agents, and what's expected of you on both sides of a transaction.

The tools, habits, and visibility that turn you from a new agent into a recognizable name in your market.
Google Business Profile setup, helpful apps, social media, the power of open houses, team expectations, and why asking questions makes you better at this.

Call your cold leads. Don't overthink it. Block 60 minutes, and start dialing. Speed to lead is one of the biggest drivers of whether a lead converts at all and the ones sitting in your database right now are already yours to work.
Build your saved contacts sheet. Start the list now — lender, title, inspector, roofer, HVAC, lawn care. Chapter 8 has the full vendor categories. Build it once and you'll never scramble for a phone number mid-transaction again.
Time block your calendar. Open your calendar and put lead gen on it like an appointment you can't move. Same time, every day. Chapter 4 covers this in detail, but you can set it up in five minutes and it changes how your whole week runs.
More than you think, and more consistently than you think. This isn't a job where you can work in bursts and expect steady results. Block your lead gen hours, show up for weekly meetings and Open Hours, and protect that time like an appointment. The agents who win here are the ones who show up the same way every week.
Keep going, just change your approach. Ghosting usually means life got busy or something shifted, not that they're gone forever. Chapter 4 walks through exactly how to handle it — the follow-up cadence and what to say. Most agents quit right before the client comes back around.
Say "That's a great question — let me get you the exact answer." Then find out and follow up fast. Nobody expects you to know everything, and guessing is how deals go sideways. Slack the question to me or the team — if you have it, chances are someone else has had it too.
Use the script until it's yours. That's the whole point of the intro script in Chapter 4 — it gives you the words so you're not improvising while you're nervous. And you don't have to pretend to be a 20-year veteran. Clients want someone responsive, prepared, and honest. You have an entire team behind you — say that with confidence, because it's true.
Address it early and confidently — that's part of what the showing agreement conversation is for. Ask where they stand, then focus on what you bring to the table rather than what the other agent doesn't.
Here at LPT Realty and The real powerhouse team, we offer a level of service most agents can't match: the technology to get you in front of the right homes first, a team with real transaction experience behind every deal, and someone available to answer your questions at every step. You're not just getting one agent — you're getting the knowledge and support of an entire team.
Say it like you believe it, because it's true. And if they still want time to decide, let them. I'm always here to help you work through those conversations — bring them to me any time.
Right now, you have the opportunity to make incredible breakthroughs by developing the unstoppable mindset!
